The steps
Six steps, from budget to notary.

Budget and pre-approval
Before you start visiting, we set your budget: down payment, monthly payments, costs to plan for. Your lender’s pre-approval tells you how far you can go.

The search
We pin down what you’re looking for: the area, the type of property, what’s essential and what isn’t. Then I find the properties that match.

Showings
I go to the showings with you and tell you what I notice: the condition of the property, the area, the asking price compared with comparable sales.

The offer to purchase
Together, we set the price you offer and the conditions. I present the offer to the seller and negotiate on your behalf.

The inspection
A pre-purchase inspection is usually one of the conditions of the offer. We read the report together before deciding on next steps.

At the notary’s
Financing confirmed, conditions removed: you sign the deed of sale at the notary’s office. Then plan for the welcome tax (land transfer tax), billed by the municipality.
